Polished concrete, epoxy coatings, grind and seal — what's the difference? We break down the most common concrete finish systems so you can make the right call for your facility.
Walk into any commercial or industrial facility and you're likely standing on one of several concrete finish systems. They may look similar at a glance, but the differences in performance, maintenance, and long-term cost are significant. Understanding what you're working with — or what you're choosing — is the first step to making a smart flooring decision.
Polished concrete is a mechanical process. Diamond tooling is used to grind and refine the concrete surface through a series of progressively finer grits, followed by a densifier treatment and a protective guard or sealer. The result is a dense, hard surface that reflects light, resists dusting, and requires no coatings or waxes to maintain. Polished concrete is a permanent system — it becomes part of the slab itself.
Concrete coatings — epoxy, polyaspartic, polyurethane, and urethane cement systems — are applied on top of the concrete surface. They create a protective film that can be engineered for specific performance requirements: chemical resistance, slip resistance, thermal shock tolerance, or decorative appearance. Coatings are a great choice when the concrete substrate has issues that polishing can't address, or when specific performance properties are required.
Grind and seal is a middle-ground option. The concrete is mechanically ground to remove surface contaminants and open the pores, then a penetrating or topical sealer is applied. It's less labor-intensive than full polishing and less involved than a full coating system. It's a solid choice for spaces that need a cleaner, more durable surface without the investment of a full polish or coating.
Decorative overlays and microtoppings are thin cementitious or polymer-modified systems applied over existing concrete. They allow for color, texture, and pattern customization that isn't possible with polishing alone. They're popular in retail, hospitality, and residential settings where aesthetics are a priority.
The right system depends on your facility's use case, the condition of your existing slab, your budget, and your long-term maintenance expectations. At NuCrete Ohio, we don't push one system over another — we assess your specific situation and recommend what will actually perform best for your application. If you're not sure which direction to go, that's exactly the conversation we're here to have.
